“Rhythm & Blues” was the home of an elderly gentleman, who could no longer live comfortably without assisted care. Located off of a major highway and surrounded by many new condo developments, there was very little that was unique about the building or the unit itself. In fact R&B was one of 17 units for sale in its building complex.
Having made the decision to move into an assisted care facility and unable to be involved with the preparation and sale of the condo, Andy (the owners son) reached out to our team to take the lead.
During our consultation, the team at Glass Onion Group Inc. identified a short list of home improvements in order to compete with a flooded condo market, sell above market value and sell/close in a timely manner. By investing just $7,000 while preparing the home for sale, our team was able to completely transform the space in under a week and with astonishing results.
The design-to-sell overhaul included top-to-bottom painting (including kitchen/washroom cabinets), new laminate flooring, minor repairs (including plaster/filling holes), new lighting, new hardware, newer/gently-used kitchen appliances and complete in-home staging.
“Rhythm & Blues” was listed in the fall and sold for $7,000 over asking or 98% of asking in 14 days with a short (3 week) close.
Although the selling price might not seem impressive in Toronto’s red-hot real estate market, this unit was competing for a buyer with 17 other nearby units, and sold with multiple offers – nearly impossible in a condo development – and setting a new precedent for all other units in the building.
All staging and repairs were done in-house to keep costs to a minimum; an inclusive price for a bundled package offered by Glass Onion Group.
